A perfect retreat at the end of a day for working away but think I will be returning with familey for a break in a wonde Positive: The property is old but immaculate ! A really lovely place well decorated and furnished to suit the area and accommodation. The beds are very comfortable with BRIGHT white crisp lining. Negative: Having to leave it on the Friday !

A beautiful cottage in a gorgeous village but improvements are needed! Positive: We have just returned from a trip to Dyke Farm Barn. The barn is beautiful, located in a gorgeous village and close enough to pop to busy Brighton. The accommodation itself I feel conflicted about. The barn is very old, full of character and beautiful. The living / dining area on the whole was fine. The kitchen was well equipped. The downstairs bathroom is small but works fine. I would say I believe the accommodation is better suited for those with older children. The upstairs bathroom is again functional but the toilet flush isn’t great. The cupboards are either missing doors or the doors do not line up well enough to keep closed. The main bedroom is again fine on the whole. It does get warm up there when the sun shines. The cleaning fee I believe is excessive at £186.00 all of the cutlery in the drawer I had to be washed up before using because there was dried food over them. There was old food under the chair which we discovered when finding one of our children’s dropped toys. There was food left on the make up table from previous guests, stickers on the floor; there was a general lack of dusting too. For £186 I would have expected the place to be cleaner! Negative: Some extra dishwasher tablets and bin bags would be good. The electric hob is quite slow. The downstairs bathroom does smell of damp and we saw a couple of bugs come in from the extractor fan. The bunk bed room really could do with a bit of TLC. The room is quite depressing in its current state. It could do with a freshen up, maybe some colour on the walls etc. The downstairs baby gate was broken and there is no baby gate for the top of the stairs. The upstairs bathroom is again functional but the toilet flush isn’t great. The cupboards are either missing doors or the doors do not line up well enough to keep closed. The carpet in the main upstairs bedroom is very worn in places. One of the windows in the same bedroom has blown so it is completely full of condensation. Again in the main bedroom there is a wooden grill which sections off the bedroom to a wardrobe / storage section. These grills have previously been broken and are just propped up, they could do with being fixed back because they just fall through otherwise. There’s no headboard on the big bed so the pillows do move about a lot and fall behind the bed. The cleaning fee I believe is excessive at £186.00 all of the cutlery in the drawer I had to be washed up before using because there was dried food over them. The key lock is also quite stiff. My final point is the allocated parking space is to the side of the property, the property entrance is round the other side. There is no pathway from the parking space to the front door so you do have to walk on the main road which was a bit of a worry as a family with young children. I would return with my husband and older children but maybe not with the younger ones.

Ideal place to stay whilst catching up with family. Spacious sitting room/ dining room great for comfortable dining and post meal relaxing.Parking space adequate for 1 car. Fully enclosed large brick paved yard for dog safety.Welcoming prossecco on arrival. Old wood and brick built barn conversion, charming with interesting decorative features. Poynings village peaceful and aesthetic, with pub a few steps down the lane. Loved our stay and will definitely book again when in this area.

Last minute booking, exceeded expectations! Positive: The building is beautiful. The village is also beautiful and although we didn’t get to walk to Devil’s Dyke the location is excellent. The kitchen is well equipped. All the facilities were good. Negative: The only thing of note was that a few extra towels would have been handy.
